The homeowner purchased the house immediately to the north of the one in which he was living, in order to create a shared driveway and garage for both houses, since there was no off street parking for the two houses.  He was then faced with what to do with a well constructed, although quite run down and dysfunctional 1885 Victorian.  He decided to embark on a total remodel with the goal of making it the most green remodel ever done in the Twin cities.  The home now has a HERS Rating of 53.  Nearly all interior and exterior finishes, windows and doors were removed because of their condition, except those which were in good condition such as some plaster walls, some trim, a stair railing and most hardwood floors.  90+% of deconstructed material was reused or recycled.  Geothermal heating and cooling was installed.  The floor plans were changed to accommodate more contemporary living.  The exterior was restored to comply with HPC guidelines.  The interior was restored to have the feeling of an older home, yet with detailing more contemporary compelling to the owner.  New Marvin Windows were installed throughout and the house was insulated with a combination of closed cell foam and dense pack cellulose.
